
Thomas White Oxford, the development company of St John’s College, has launched its search for a residential development partner to bring forward up to 161 new homes at Oxford North the city’s flagship new innovation district.
Eastside is a 7.5 acre site located off Woodstock Road in north Oxford and benefits from outline planning permission for up to 161 energy-efficient new homes, with 50% affordable housing. The site represents a significant opportunity to deliver high-quality, new housing in one of the UK’s most constrained and sought-after housing markets and is being marketed by Savills.
The site occupies a strategic location within north Oxford and the Oxford North masterplan and is well suited to a development partner looking to work closely with Thomas White Oxford to deliver a scheme that responds positively to local context, policy objectives, and community needs.

In March 2021, Thomas White Oxford secured outline planning permission for 480 new homes at Oxford North along with one million sq ft of employment space, amenities and three public parks.
In spring 2021, Thomas White Oxford appointed The Hill Group as its residential development partner to deliver the first 319 new homes on Canalside Quarter at Oxford North. The new homes, which range from one to five bed dwellings, are underway with the first residents having moved in.
In September 2025, Thomas White Oxford, with its commercial development joint venture with Ontario Teachers’ Pension Plan and Stanhope, completed and launched phase 1 of the innovation district. This included The Red Hall which is a beacon of innovation for start-ups and SMEs with co-working spaces, 100-seat auditorium and, 80-seat Taylors cafe, while 1 & 2 Fallaize Street provide labs and workspaces. Fallaize Park a new two acre public park along with children’s playpark and Olafur Eliasson’s ‘Your planetary assembly’ public art commission, market square and timber cycle pavilion.
Phase 2, which consists of 472,503 sq ft new lab and office space across three buildings, is due to commence shortly.
