Oxford North has been recognised as the most impactful commercial development in the South East for 2025 by CoStar, the leading global provider of commercial real estate information, analytics, and online marketplaces.
The CoStar Impact Awards celebrate significant contributions to the commercial property industry, with projects assessed by a regional panel of expert judges across criteria including economic catalysis, innovation, growth and diversification, and the challenges overcome in delivery.
Simon Ruck, Managing Director of Oxford North, said: "We are truly honoured to receive this significant recognition from CoStar. The Impact Awards shine a spotlight on the projects making a genuine and lasting contribution to the commercial real estate market, and to be named the most impactful development in the South East is a proud moment for everyone involved in Oxford North.
“We look forward to continuing to raise the bar as we progress the next phases and welcome more occupiers to what we believe will become one of the world's most important innovation districts."
The £1.2 billion global innovation district is being delivered by Oxford North Ventures, a joint venture between Thomas White Oxford, the development company of St John’s College; Ontario Teachers’ Pension Plan, a leading global investor; and development and asset manager Stanhope.
The district is designed to serve the full science, technology and innovation ecosystem, from early-stage spin-outs to global enterprises. It is forecast to contribute £150 million per year to the economy in GVA and has already generated more than 2,123 construction jobs, with 29% of roles filled by local Oxfordshire residents.
Oxford North's first phase, officially opened by Lord Hague of Richmond, Chancellor of the University of Oxford, in September 2025, delivers 158,500 sq ft of purpose-built laboratory and workspace, including two precision-built laboratory buildings and The Red Hall, a distinctive four-storey workspace. The district spans 64 acres, with consent for close to one million sq ft of flexible lab and office accommodation, alongside 480 new homes, a hotel, nursery, and three public parks.
